Would you split the kitchen / living space in this plan?

Hi looking for some advice on this floor plan. Im considering on removing the breakfast bar overhang, which could give me about 30cm more in the living space and erecting a stud wall around the kitchen area to enclose it. On the opening to the kitchen I was thinking about one of those contemporary metal framed glass sliding doors to ensure there is still a degree of openness and also provide more light. Is there a better way of splitting this room?

Buyer with chain significantly higher than cash buyer, is it worth the risk..

I’ve found a property which a really love and had my offer accepted. I’ve had my property on the market and the closing date was yesterday. One buyer offered 5% over asking price, who is a cash buyer (has a property to sell but not dependent on this to buy mine). The other offered 11% over the asking price, who is mortgage free but still needs to sell theirs property as they’re downsizing.

Would you take the risk for the higher price given you really love and want the property you’ve just had accepted?
