Thoughts on this house plan? Please provide suggestions. Plan is to have ground floor for residence and upper floors for rental. Building ground floor only for now.

I am getting my house constructed and my budget is tight for interior designing, but i want to manage it smartly, by spending on things today which can't be done later. Please provide some tips and advice.
Some things i have decided to do now-
12 ft ceiling height
8 ft height door frame
Big windows like 8 by 5 - aluminium 3 track 16 guage
False ceiling - I got to know it can be easily done later
TV unit - Other than switch box placement, can't decide what to do now
