I am wondering what are the rates for investment properties loan. Is a down payment needed ? Is 35 years doable ?

I don’t find much recent data. Prestia shows 2.3% which seems high.

Useful infos:
I earn ~14M, targeting a 53.8M apartment, 2 minutes away from a shinkansen station (building is less than 10 years old, 3LDK).

For this investment to be cash-flow positive (included everything in the calculation including taxes), I need to finance it over 35Y at a rate of 1.5-1.8%.

I don’t plan to put a down payment but ready to if necessary (I have 30M invested in stocks and some cash)

Currently trying to lower the price of the apartment to 50-51M.
