Had our final walk through and noticed the condition of these posts in the crawlspace. Also noticed fine red dust covering about 10 square feet of concrete floor. Inspection 4 weeks ago didn’t flag the posts. The red dust wasn’t there during inspection, but looking back at photos we can see the concrete floor was faintly stained red in spots. Google says we potentially have a dry rot and fungal spore/mold issue.
The walls of the crawl space are completely covered with spray foamed, including where the walls meet the ceiling. Realtor says it was sprayed in 2022. So inspector couldn’t see the condition of the wood where the floor joists meet the perimeter. Closing is scheduled for this Thursday, April 30.
