I refused and she came back with some calculations... offered 5$ off lol.
I know the government's calculation tools are totally confusing, so I'm fairly sure she can just fudge the numbers... But these are the takeaways:
It's a Triplex, so I'm guessing divided between 3:
-Municipal Taxes: 3870$ now from 3805$ (in 2025)
-School Taxes: 468.74$ now from 452.60$ (in 2025)
-Insurance: 2489.56$now from 1311.27$ (in 2025)... For this, I don't really know... The basement got flooded in the last years when it rained heavy and they spend the summer renovating the basement...

-Exterior brick repair: 12647.25$ (She's owned the building for like over 15 years, so I would assume these are amortized over that period or over the next 15 years?) She used this expense to justify last year's large increase also.
-Toilet repairs (in all 3 units): 1425.30$ (Again, I would assume toilet repairs after 15 years are just business as usual).
-Vent cleaning 398.96$
-Pavement outdoor 800$ (This one I 100% know is bullshit)... She would have 0 way to prove this expense. She picked up slaps that were meant for garbage and took the initiative to put it in a spot in the grass we were using for the garbages.

Specific for my unit... 1 200$ for window seal... Seems extremelly exagerated, but let's suppose.

THIS IS IT... I'm wondering if anyone's got good experience with this... Does a 9.25% increase sound reasonable based on that? Is the brick even a valid expense here that could make a sound argument with a TAL judge?
Any comments and advise is welcomed.
