Hi all,

I own a 1969 apartment in Melbourne. Block of 12. The external timber frames on my bedroom, kitchen and bathroom windows are all rotting away. Bits of timber can be pulled away. One window is not closing at all because of warping.

Would this be the OC's responsibility, mine, or split? I have mentioned it to some other owners who said a few years ago some apartments were repaired, but some did not take it up. I can't find anything in any AGM notes.

Before I contact the strata manager/OC directly, is there a rule regarding external windows and frames being considered common property that requires attention? I would argue that window rot externally is a failure in collective responsibility to keep windows property painted and waterproofed.
