Unfortunately, our experience with Financial Solutions during our mortgage application was extremely disappointing and honestly very discouraging.

We came to the brokerage looking for professional guidance, support, and someone who would genuinely help us navigate a difficult situation. Instead, once concerns were raised regarding my partner’s employer, it felt like our application was simply written off with very little real effort made to find solutions or explore alternatives.

Communication became very slow, updates were minimal, and after waiting weeks we were essentially told that lenders would not proceed because of my partner’s employment situation. We were left feeling like there was no hope for us to get a mortgage at all.

What makes this especially frustrating is what happened next.

After losing confidence in the process, we decided to approach another bank directly ourselves. The difference in professionalism, communication, and actual willingness to help was unbelievable. The bank representative stayed in contact throughout every stage, called regularly with updates, actually looked at our case properly, and within just FOUR DAYS we received our Approval in Principle.

Four days.

After being made to feel by the broker that our situation was nearly impossible.

This showed us very clearly that our case was not hopeless at all — it simply needed someone willing to actually assess the situation properly instead of shutting it down immediately.

What disappointed us most was not even the initial concern about the company news — we completely understand lenders have policies and risk assessments. The disappointment came from the lack of effort, lack of urgency, and lack of trying to genuinely work through possible options. A mortgage broker’s role should be to help clients navigate challenges, not simply repeat “lenders won’t proceed” and leave clients feeling defeated.

I also want to say something important for anyone currently applying for a mortgage:

PLEASE do not rely solely on the opinion of one broker or one advisor.

Different banks view situations differently. Different advisors handle cases differently. Even within the same brokerage, experiences can vary massively. We personally know another couple who used Financial Solutions with a different advisor and received approval despite having same employment situation to ours.

If we had listened to one opinion and given up, we would never have received our mortgage approval.

A mortgage application is one of the biggest financial moments in a person’s life. If something does not feel right, get a second opinion. Speak to another lender. Speak to another broker. Advocate for yourselves.

We are very grateful we did.
