Realtor vs Loan Officer

TL;DR: Realtor with a finance/accounting + corporate B2B sales background thinking about becoming a loan officer because the partnership/business-development side feels more natural to my personality. Curious if the switch is actually worth it.

Been seriously considering transitioning from realtor to loan officer and curious to hear from people who’ve actually made the switch.

Full-time realtor for 2 years. I’ve closed 24 homes so far. What I’ve realized is I genuinely enjoy the client side of real estate and the escrow process, but I don’t love traditional lead gen as a realtor.

Before real estate, I was a B2B sales manager for 5 years, and honestly I thrived more in relationship-building, partnerships, account management, etc. That’s what keeps pulling me toward lending.

I feel like I naturally understand what realtors actually want from loan partners because I’ve lived it:

  • communication
  • helping with open houses
  • co-marketing/content
  • being proactive during escrow
  • actually helping agents grow instead of just asking for leads

The idea of building relationships with 20-30+ agents and becoming their go-to lender honestly sounds more aligned with my personality/background than being on the agent side long term.

For any LOs here:

  • Did you come from real estate?
  • Was the switch worth it financially?
  • What surprised you most?
  • Is the grass actually greener or just different stress?
  • What kind of volume/income are realistic once established?

If I made the jump, I’d go all-in on lending and stop selling real estate completely. I wouldn’t want to compete with realtor partners or create conflicts.
