Rent Increase - Notice pre 1-May but applicable from 15-May

Looking for some help now the new RRA rules apply. My landlord (a corporate ‘build-to-rent’ operator) sent me a ‘renewal offer’ two months before the first anniversary of my lease - 15 March offer for a 15 May anniversary of the lease.
The landlord proposed a 3% uplift as an “early bird offer” if I renewed for 12 months. If I didn’t accept, it noted my lease would become month-to-month at a 6% uplift.
I thought this was probably automatically generated since it didn’t seem to acknowledge the new RRA meant 12 months renewals would no longer be applicable.
The notice to increase the rent isn’t in a format that seems consistent with the new Section 13, but maybe that doesn’t matter since the notice of rental uplift was issued before 1-May?
Anyway, I think I’m currently paying slightly above market rates anyway, so I believe there should zero uplift.
I waited until 1-May before contacting them (out of fear of Section 21) but now they haven’t responded. I understand that if I don’t challenge at FTT before the applicable date then I miss the window.
