Level 2 survey?
Hi all!
Please can anyone help us out with surveys?
We are trying to ascertain what level may be best to go with.
We are buying an 1800s cottage. It appears to be in really good nick and had a new roof fitted last year. It has also had a minor extension in the last 10 years where a little utility room and small downstairs bathroom was added.
Everything I read online says you should get a level 3 on old properties. If this property appeared to have any red flags when we viewed it, I'd absolutely be going for a level 3.
I brought my dad along to the initial viewing as he is familiar with construction and he couldn't see any issues.
The property also has a river running adjacent to it, but is around 8 to 10ft above river level and we've confirmed with the flooding guys over here that the property has never flooded and is not a flood risk.
We are looking at a level 2 survey currently. My dad even suggested getting a quote on a level 1 just so we can weigh up all options. He also said that some surveyors don't tend to notice issues unless they're glaringly obvious. My friend recently had this issue and is now having to pay £16k on re-rendering (we've avoided that surveyor).
I think we'd be happy with a level 2. But there's so much conflicting info online and lots also saying level 3, so we're looking for advice please?
