Hi all,

We have an investment property we are thinking of selling next year to buy a PPOR. We are not in a rush to sell, but have been considering engaging agents for an off market campaign. The area is fairly low volume, high priced and mostly suburban homes.

Basically, we would be willing to sell if the agent can get us a buyer that is willing to pay $x amount which is a bit of a stretch price, but we don't want to commit to full advertising and lock in a specific agent (it would have to be non-exclusive). If nothing comes through in the next 12 months, we would go to auction.

Does anyone also have an idea of incentive structures for agent fees? Are they % based or fixed amounts normally?

Does anyone have any experience with this type of strategy? Any thoughts/comments?

Hi all, we have a new Off The Plan apartment that is completing soon. It has 2 or 3 large spaces (cupboards?) with nothing in them (intended as storage).

What are our options with setting them up for storage? We are thinking of getting a professional shelving installer to do custom work, is this the best option though? Are there cheaper off the shelf options that we can buy and get someone to install?

Hey all, I have been tossing up on this for quite a while now. We have a new apartment build that's currently in process. Unfortunately we do not have a dedicated room available for a proper home theater setup, but are looking to do something in our main living space/lounge. The general space is open plan, so I already know it won't be great for acoustics and lighting, but I'd still love to explore options.

I am thinking of having a standard wall mounted TV on the wall as per the picture, with a normal front speaker setup on a TV unit or stands.

The first question I have is that I would prefer to not have rear speakers on the floor as there is already limited space, so have been tossing up with installing roof speakers instead. I know they are not proper replacements, but I would expect they are better than nothing, and if I can get them slightly angled then it might work better? Does anyone have experience with roof mounted rears? Is there a better alternative for acoustics?

The second question is I am tossing up with installing a projector (roof mounted also) as well as a screen (either roll up, or roll down roof mounted) just in front of the TV. This would allow us to switch from everyday TV to a larger screen home theater format in the evenings. I am sure this has been done before, any issues there?

Am I crazy? Is this better than nothing?
