Seller dragging feet over DOV

(England) I am a FTB chain free wondering if I should give up buying the flat I viewed over 6 months ago. 3 months lost to the management company not providing all paperwork, 2.5 months lost because the seller's solicitors refused to send the lease agreement for no discernible reason, and now the seller is asking me to pay for the DOV!

On the one hand, I do not want to lose the sale, especially after how long it has taken to get here. The alternatives are worse flats or renting for twice the mortgage.

On the other, I have already offered £5k over asking price to secure the sale and paying more feels like taking the proverbial. I cynically feel the seller / seller's solicitors were trying to sneak the defective lease past me.

Do you have any advice? Is this hill worth dying on?
