Just bought a house. I want to at the very least sand and paint the front wooden patio. I noticed some more intense rot/damage toward the front where it gets rained on.

Can I save this for a couple more years by sanding and painting, replacing trim/moulding?

Or should I replace it with the same tongue and groove boards? I was thinking to maybe replace it with the plastic boards.

I’m here for all thoughts/advice/ and banter.
