Tl;Dr: please advise if I should get additional concrete inspection or a repair credit?

Hello all, I'm currently in escrow on my first condo and have had a few things come up in my independent inspection that weren't in the sellers inspection report and now I'm looking to go back for a credit to have the work done. I'd prefer to source the work myself as they've demonstrated their inability to source quality work/maintenance based on a few electrical errors that were just done incorrectly (mis-wired 3 way switch, low volt doorbell in the high volt box, open pop out on the electrical box. Plus both sinks leak, the floor was installed on uneven surface. Not to mention, it's disgusting 😂. I have calculated about $6k in costs otherwise, but am left with this crack we unearthed in the concrete. My inspector said it was probably intentional because of some straight lines visible a little deeper, but the surface is jagged and I definitely don't know about concrete. My inspector was surprised there WAS concrete subfloor. 1985 condo, second floor unit.

As of Wednesday April 29, I officially have an except offer!!!

I live in one of those midwest hot bubbles where if it's priced correctly and you blink, you might miss it (and expect a bidding war if you're on time)! It's been all of the emotions and anxiety especially about getting earnest money settled within 5 days - technically the settle date was listed as 6 days after acceptance when I input the payment, but it seems that a seller most likely won't sue for being in default on the first day, so *fingers crossed*

I pretty much completed everything else by Thursday night LOL: interest rate locked (5.875% WHEDA - $207) and my application is processing; inspection scheduled for this coming Thursday; I've spoken to 3 insurance agents for quotes and everything seems to be coming along well.

The reason I'm checking and rechecking and making sure everything is lined up: I started looking this year in January but hadn't looked in about a year or so and it still took me this long. I originally had my eye on one that was on the market for over 100 days and had come down $5K?. The day I decided I wanted to go see it again to fully commit, my realtor messaged back that we needed to go see it now because it had two offers. That's how it goes here, either quickly because it's priced right or after a while with multiple offers still. Then for the one I'm hopefully getting, I actually looked at the unit next door one week ago today and thought it wasn't *quite" good enough (space, brightness, and the garage, while attached, didn't have a side door so I would constantly have to be carrying my large door remote around and I'm all about functional living) so I backed out of the bidding war I was in with 2 other people.

So turning around on Wednesday and putting an offer on a slightly overpriced, larger, brighter place that has a PRIVATE STAIRCASE from the garage up to my PRIVATE BALCONY is feeling serendipitous and want NOTHING to stand in my way after SO MANY late nights of flipping through real estate ads on one screen and my spreadsheet on the other!!! The place I'm getting originally wasn't on my radar because its purchase price is higher; however, they came down $8k and the taxes and HOA fees are somehow cheaper than the smaller unit next door, but I'll take it!
