I’m using PropStream to build lists for potential wholesaling deals, and I’m trying to make my lists more targeted and cleaner instead of pulling massive random lists.

What filters do you guys recommend using?

For example, I was thinking about filtering for medium equity instead of extremely high or low equity. I’m also considering things like absentee owners, pre-foreclosures, vacant properties, years owned, etc.

What filters have worked best for you to find motivated sellers and better-quality deals?

I have a question for those of you with experience in real estate (especially wholesaling/house hunting).

What do you recommend when it comes to cold calling?

Is it better to hire real human callers, or is it worth using AI-based calling systems that automate the process?

I’ve been seeing more people talk about AI callers lately, but I’m not sure how effective they really are compared to actual humans.
