Transferring my lease for the first time, looking for any tips or advice on the best ways to do it

I will be transferring my lease to another tenant soon. I'm quite anxious about it because I know the owner doesn't like lease transfers.

Can anyone with experience please provide some tips for how to do it as effectively as possible?

Some specific questions I have are:

* As the assignor of the lease, how can I protect myself against the assignee agreeing to take the lease, but then backing out after signing? What information/actions do I need from them to ensure they follow through on the agreement?

* In other words, once the assignee signs the Assignment of Lease Agreement, is this a binding document? Are they committed? Is it sufficient?

* I plan to send the Notice of Lease Assignment to the owner via registered mail. How can I ensure I send the notice to the best possible address? The only address I have of the owner is the one they wrote on the lease when I first signed it. Is this sufficient? I'm worried that if I ask the owner for their address, they'll purposefully give me a bad one so that they can prevent receiving the registered mail.

* If the owner refuses, how can I ensure that I get a clear written reason?

* If a reason for refusal is given, how can verify whether it is valid?
