This is not a click bait, I considered many things to say this, I myself purchased a 3BHK(PGGV).
People only check density per acre and ignore the other factors while choosing the gated communities. Let me break it down my analysis.
PGGV(52 floors) MHS(39 floors) MHU(47 floors)
Density: PGGV on paper have more apartments per acre but it has more floors and less towers compared to MHS and MHU has better beat remaining two in this category.
Density in Proximity: PGGV less apartments in 1 KM radius compared to remaining MH projects and it sits beside the ORR service road provides better connectivity considering next 20 years.
Amenities: PGGV has better more number of amenities compared to other projects, main complaint is that it is not sufficient considering number of apartments. But practically people who live above 40+ floors not preferred come down often compared to remaining and PGGV has multi podium amenities like cycle track on one podium and common amenities are in top level.
Views: PGGV has better views compared to MH projects. MHU has railway track beside and most of the MHS flats face AKRIDA, MHU also has ICRISAT views but the land parcel is in odd shape. PGGV has ICRISAT/ORR/VILLAS/COMMERCIAL space on each side which provides better and permanent views. PGGV wins this easily.
Architecture/Design: PGGV clearly beats MH projects in this, it has better aesthetics and desgin. Both MH & APARNA has to update in this they still sell decade old desgins.
BRAND: Both are good brands and it's a tie.
P.S: Lately I see many issues with APARNA projects so don't included it and mainly most of their projects has vehicle movement at podium which is not accepted for a premium builder.
Note: This is my personal opinion and want to share my thoughts why I choose PGGV and any comments and opinions are welcome!
I purchased small farmland(121sqyds) 5 years back and given it for development to AspireSpaces for 2.5 bhk and it is long delayed for several reasons. Luckily Prestige came into picture and I really liked the design and the brand so purchased 600+ sft more from builder, last week registration completed.
I am really happy how it turned it out, people think it works every time. I have invested three different ventures in west hyderabad and only one(Prestige) clicked and one is being in construction for last 6 years and one is not yet started. I was young and daring and took some bad financial decisions, I would not do it even in my dreams now.
