Buying a house - let current owner disconnect the power?

Hi all

Buying a rental home (my first). I will take over possession in a few days, the current owner advised they will disconnect the power on settlement day

I won't have new tenants until around a month. Should I sign up to a power company to keep the power on or let them disconnect it until the tenants move it?

I believe there's a reconnection cost it seems to be around $100?

First time landlord help

Hi all

Just looking for some tips/advice for when becoming a landlord? I know there's Healthy homes standards, inspections, lodging bond.

For potential tenants did you do a full screening - credit check, references or just go by the vibe at the viewing?

How do you choose how much rent to charge? I'm looking on TradeMe and going by the rental estimation on the property - I think I'd want to charge the lowest or a little under the lowest as the middle and upper figures just seem too unreasonable to me

Any advice is much appreciated TIA!
