Hi all,

We’re renting a 3 bedroom cottage in Melbourne. It was advertised as having 1 ac with 3 more to be installed soon.
We moved in, about a month later we followed up with REA, they’ve followed up with landlord who is now saying they will reconsider it in September.

I asked for 1 ac to be installed in 3rd bedroom because it faces west, is part of an extension at the back/poorly insulated/kids bedroom and it gets unbearably hot. Got the same reply, will be considered again in September.

Since then, shower head is leaking hot water non stop, the shower is never dry so mould is going crazy after a few days from a clean.
Kitchen cupboard doors came off the hinge, I put in a request and get no response.

I have read in that in Victoria the penalties are pretty tough, paying rent until they find a new tenant, pay advertising costs etc
Do I have any grounds to break lease without penalty at this point?
