asked to rent an additional storage locker and paid the add on cost but was never given a locker and no update. Can I just deduct what I paid for the locker from next months rent?

Have a unit in a building; wanted to rent a storage locker and inquired. Landlord told me it would be an extra $10 a month in mid march and that she'd have a storage locker available on April 1st. Since I use chexy to pay for rent, I have to set what I'll send ahead of time, so I increased my rent payment by $10 for this storage locker.

In the end there apparently wasn't one available; when I pressed saying "oh well if you can't get me one that's okay I guess; for ease instead of you e-transfering me the $10 back I can just pay you $10 less for rent next month"

She responded days later "no; I'll inform you when I figure out what locker you can take and it will be soon" and here we are at the end of May. Getting anything from her is like pulling teeth. Can I just pay $10 less for rent next month since that will all add up (that is for April, I paid Rent plus $10, so then in may by paying Rent -$10 it would add up to exactly what I owe for the two months). I just worry that somehow she'd find motivation to initiate an eviction based on paying $10 less in May even though it should all add up.
