Have there been any studies that attempt to show how much of increased housing costs in the US is caused by a lack of supply and how much is caused by houses being larger and overall better built than they were in the past?

I imagine the former has a bigger impact than the latter, but it would be interesting to see if anyone has been able to determine what the actual breakdown would be
