I'm going to be selling a property which is currently rented out and need to get a valuation of the current value and also what the price was in 2004 (property was transferred i.e gifted to me) so I can pay correct CGT when sold. Also a couple of cracks on two internal walls, so need to find out if this cosmetic or structural.

Got one quote back so far from RICS surveyor and fell off my chair on their prices

• £2000 for the valuations
• £950 for the survey for crack issue

Will get more quotes, anyone have any experience of this before or indeed any recommendation's of someone that could do this. Based in East London.
