Unsure how to frame deck

Hey r/Decks,

I’m planning to replace a deck soon as the current one is rotten. I’m hoping to get some advice on how to build a new deck.

For context: the current deck is 2x6 framed with 2x4s on top. The entire deck is only 7in above grade.

From what I can tell, this deck is not built using any best practices. There’s no beam and the frame rests on the ground on one side.

Replacement plan:

I would like to keep this as a free standing floating deck and not have to mount a ledger board to the foundation if I can help it.

I would like to install poured concrete footings with J bolts and Simpson post bases to support the structure if possible.

Options:

  1. Drop Beam:

The “gold standard” based on what I’ve read online. My concern with this option is the space required. I believe I’d need a minimum of 12” of clearance between a 5.5” 2x6 beam, a 5.5” 2x6 joist and then a 1” 5/4 deck board. There only is 8 inches of clearance under the house siding.

  1. Flush Beam:

I think this would solve my clearance issue as far as height since it would only be 5.5” 2x6 + 5/4 deck board = 6.5”. My concern with this option is that I can’t cantilever the joists over the beam. I also don’t know how close I could get poured footings to the house foundation and the concrete landing off the deck.

I feel like I’ll need to go with a flush beam framing design, but I’m unsure how to avoid gaps between the house or the existing landing.
