Are businesses using inflation as an excuse to charge above market prices?

I have had quotes come through for various items and they have all come up quite high.

  • $20K - $60K for roof maintenance or repair work.
  • $10K for some leaks throughout the house
  • $10K for "controlled" removal of mould - with a $20K option for more extensive and thorough removal

What is going on here? Why is everything so expensive? I feel that in a lot of cases these prices are insane and there is nobody willing to do this work f or cheaper, or if they are they are unlicensed and do a horrible job.

If property crashed, wouldn't it boom due to high demand?

I mean, investors are just waiting to jump in. First home buyers who have intergenerational wealth would jump at the opportunity to buy if housing market crashed. Wouldn't this lead to another boom?

If anything, the changes disincentivise landlords from selling their properties, which further lessens supply.

I am not sure if this policy is properly thought out. Intergenerational unfairness is a major issue but given that there is partial grandfathering I am not sure if it really does much, except to punish newer investors. Existing landlords with larger portfolios are unlikely affected. They are already positively geared or have plenty of equity and will be able to lift up rents further, especially if negative gearing changes kick into play.

Does anyone know much about this or is it just a sales gimmick?

Apparently, it is an exclusive club for people who earn over a certain amount, or have a certain amount of net worth.

My zone 2 pace is about 9km/hr.

For the last 3 weeks I have been in zone 3/4 doing 6km runs around 160bpm.

Everyone including elite athletes have been saying to build a base first in zone 2. Can someone explain this to me?
