Been looking at Kukatpally options and something feels off.

Godrej’s new launch is around 12.5k per sq ft at EOI stage. After GST and 4 to 5 years of waiting, the real cost easily goes closer to 14.5k or more. On the other hand, Lodha Meridian and Belleza are ready, available around 10.5k to 11.5k, and you can start living or earning rent immediately.

Also checked density. Godrej project has about 1450 units on under 8 acres. That’s very high density for something being sold as premium. Lodha projects feel more balanced in comparison.

I’m trying to understand what justifies paying more for:

  • a project that’s not ready
  • higher density
  • no rental income for years

Is it just the brand and new launch hype, or am I missing something here?
