Tenant asks to break a one year fixed Tenancy Agreement
My tenant signed a one year lease, ending on October 1, 2026. She requested (near end March) to move out early, within 30 days. After much discussion, we (both the tenant and I, landlord) agreed on a move out date of April 26, 2026. (I allowed them to move in 4 days earlier than the move in date without charging any extra rent, hence 4 days short of the 30 she requested). I reminded her that if the unit is not rented by May she will be liable for rent for the month of May (or until I rent the unit). I am making a serious effort to rent, have advertised the apartment, same rent amount and same conditions as in previous lease. She believes that because the lease was "broken" she is free of any further obligation or rent? What is my recourse here please?
