I’m a 40-year-old American (OIF veteran) trying to get a clear picture of what I’m getting into before committing to marriage and living in Thailand long-term. I’d really appreciate practical advice—especially from people who’ve actually done this or gone through the legal side of it.

What I’m trying to understand:

-What rights do I have as a foreign husband in Thailand?

What does divorce look like there, especially if there’s a child involved?

-How are assets handled (both in Thailand and abroad)?

Is there anything I should be doing before marriage to protect myself legally/financially?

I’m aware of some basics (like foreigners not being able to own land directly), but I know that’s just the surface.

Background:

I spent about 6 months in Thailand recently and loved it. During that time, I met a woman I’ve been seeing—we were together consistently while I was there. She owns a waxing studio and seems stable and hardworking.

I’ve since come back to the U.S. for a few months, but my current plan is to return to Thailand long-term, while still making periodic trips back to the States. That plan could evolve, but that’s where my head is right now.

I’m considering building or buying a house in her hometown in Isaan (more rural/quiet area). I’ve seen a lot of houses advertised on social media for very low prices ($10k range), and I honestly don’t know what to make of that—are those actually viable long-term, or just bare-bones builds?

Important context:

I know how this situation might sound from the outside. I’m not trying to uproot my life for her. I’ve already been planning a major life shift—I’ve been working on a book for years and want to finish it somewhere I can fully focus. Being in Thailand felt like the right environment for that.

That said, she does make me happy, and we get along very well.

One more factor:

She’s currently about 3 months pregnant. The timeline lines up—we were together constantly while I was there. We’re both happy about it, and so is her family.

I’m trying to go into this with my eyes open, not blindly optimistic or overly paranoid. Any insight—especially on legal realities, worst-case scenarios, or things people wish they had done beforehand—would be really helpful.
