Hi everyone,

I'm leaving my current flat (4.5, Canton Vaud) and one of my flatmate is willing to take over the contract. Let's say he has all the documents and salary in order, my question is: can the agency refuse to give him the contract? Can the contract be transferred without having to do a new one? Also, does the house need to be completely empty when we do the état des lieux?

Bonus questions: (for context, I've been living here 6 years, and the previous tenant for 2) I have insurance that will cover some damages (parquet scratches), but what about sun and water damage next to the balcony? Do I need to repaint the walls? They're slightly dirty but nothing major. Is it possible to have a pre inspection to understand what needs to be done?

Thank you in advance to anyone that replies! The reason I'm asking here before writing the agency is to avoid being taken advantage of.

I found these two headphones (Bose QuietComfort SC and Sony WH-1000XM4) at the same price of 185 euros (170 chf). Which one should I pick? Is the price good?

I would use them for music on Spotify (all genres) especially on airplanes or public transport or at work.
