







Are these 12x12 basement tiles likely to contain asbestos? Yellow/brown adhesive, near furnace
Hi everyone,
I’m looking for opinions while I wait for professional lab results. I know photos can’t confirm asbestos.
These are 12x12 floor tiles in a basement/laundry/furnace area. Some tiles are cracked/chipped/loose. The adhesive/glue underneath looks yellow/brown, not black. The tile is close to a forced-air furnace and water heater.
Background:
- House is in Massachusetts.
- Home had previous basement water damage before I bought it.
- I bought the house about 8 years ago.
- I don’t know when these tiles were installed.
- We did not sand, scrape, grind, drill, or remove the tiles.
- I only vacuumed the basement area once years ago.
- There is currently water damage mitigation equipment/air mover nearby, which is why I’m concerned about dust movement.
- A professional asbestos inspector already took samples of wall material and a tile piece. I’m waiting on results.
- I’m not sure if the adhesive/mastic was sampled separately.
Questions:
Based on the photos, do these look like older asbestos-containing vinyl/asphalt tiles, or more likely newer non-asbestos 12x12 tiles?
Does yellow/brown adhesive lower the chance compared with black mastic?
If the tile is negative but adhesive is positive, is exposure risk still low if nobody scraped/sanded the adhesive?
If the result is positive, would air/dust testing near the furnace and living area vents make sense?
I understand the lab result is the only real answer. I’m just trying to understand how suspicious this looks and what next steps would be reasonable.
