Hello! I am looking for a cashback realtor to assist with a purchase of a house in either Markham or Scarborough for around 1.2M. I know the area and the type of house I want so I don't need too much assistance with the search and showings. I just need someone to fill out the offers, and negotiate on my behalf.

I also plan to sell my condo to help with the downpayment and will need an agent for that as well. Is there a cashback for this?

Does anyone have experience with this type of realtor and have a recommendation?

What is a good cashback rate? I have heard it can be 50-80% of the buyer agents commission (typically 2.5%)
