Looking to purchase this house that’s a few years old and has what we believe is white oak floor. There are some darker splotches (almost looks like what an oil stain looks like on clothes) in the kitchen and dining room. What could have caused this? Is refinishing the only option here? What can we do to prevent this moving forward?

Separately, there appears to be rust stains from a piece of furniture. How can we get this out without damaging the floor?
