The aircover terms explicitly include landscaping, and exclude standing timber. Standing timber is a legal term for trees planted for their wood value.

I’m being completely gaslit by the Airbnb team member as to why it’s being declined, first citing the standing timber clause ( which is not applicable).

When asked to explain how my front yard tree was being classified as standing timber the agent responded

“  For clarification the tree is not eligible for reimbursement. Per the Host Damage Protection terms, Airbnb does not pay for any of the following Ineligible Property: 2. Land or any other substance in or on land, including any fill or land beneath land improvements consisting of landscape, or gardening. “

These words do not appear together in this order anywhere is the terms, the agent just made it up to deny my claim.

Look at the terms yourself here- https://www.airbnb.com/help/article/2869

The relevant sections are 5.2 and 5.2.1

And 5.3.3

Airbnb is not on your side and will lie directly to you in order to deny your claim.

I’ll be taking this one all the way to arbitration but this is insane.
