One Bedroom w Backyard Available July 1

Hello! I am moving out of my one bedroom apartment. It is a great spot in Tenney neighborhood. safe, quiet building and great location. There is a fenced in backyard and pets are allowed for a fee. It is in an older brick building, 5 units total- one above and one below. Besides normal apartment sounds you can't really hear the neighbors (everyone here is great). Lots of attic storage, coin op laundry in basement.

I am only moving because I went from partially working from home to full time.. I just need more space.

Rent breaks down kind of weird but imho it is still a good deal.. my lease renewal had this:

-Rent: $1285 but if you pay on or before the 1st you get $50 off making it $1235

-Pet(s): Dog $50, cat $20

-"Heat Escrow" -$60 monthly... they say this goes to average heating costs and you get some back when you move out.

-I am currently "building maintenance" for $70 off each month- duties include weekly trash/recycling, snow shoveling, lawn cutting and keeping common hallways vacuumed.

-We also have to pay ALL the utilities. You will have an MGE account for your own apartment while also getting a bill every 3-4 months for water and "building utilities"

So, for me I cut a check monthly for $1225 because I have one dog ($50) and am maintenance for building (-$70). and then I have to add about $180 every three months for the other stuff. Without the dog you'd pay $1175 monthly.

There's a lot going on with that rent price but overall is it still below average around Madison, especially for the wonderful neighborhood.

My lease ends 8/1 while my new apartment lease starts 7/1. I would LOVE to find a subletter for July that will sign another year lease. I am also willing to split the month of July so we could each have two weeks to move in/out... if thats helpful!
