I’m 19, currently a university student in Tbilisi, and I’ve been working in the iGaming/Sportsbook sector for a couple of years now. I have a stable income, but as a student, I really want to avoid dealing with banks and traditional mortgages.
I’m looking to buy a small apartment (budget around $60k) and I’m considering Internal Installments (შიდა განვადება) directly from developers (like Archi, m2, Balavari, etc.).
My main questions for those who have done this:

Has anyone bought an apartment through internal installments? How was the process? Is it really as "no-questions-asked" regarding income proof as they say?

$60k Budget: Which districts/developers should I look into for this price point? I’m looking for something decent, even if it's "white frame."

The Catch: What are the hidden risks? I know the monthly payments can be higher than a 20-year mortgage, but since it's 0% interest, it seems like a better deal.

Negotiation: Is it possible to negotiate a longer installment period if I offer a higher down payment?

I’d love to hear from anyone who started their real estate journey early in Georgia. Any tips or "stay away from this company" warnings would be amazing!
