Procting an Advance on Inheritance

We are contemplating giving one of our children, who is married and with young kids, an advance on their inheritance so that they may purchase a better house. It is in Arizona. It would not be a gift. It would be deducted from what they receive upon our passing (there are other siblings). We want to protect this money so that it stays it the bloodline. Has anyone ever done this? Did you protect through written agreement? Trust? House titling? Any thoughts on how to do this?
