Suggestions for Amsterdam Apartment

How would you allocate rooms in this space?

The existing kitchen and bathroom both need to be gutted and replaced. I’m leaning toward moving the bathroom to where the kitchen currently is, then converting the current bathroom into a water closet/powder room plus an entry closet.

The street side is at the bottom of the plan, where the windows/French doors are (no balcony, not even a Juliet balcony), overlooking green space. My instinct is to make that the living room/kitchen area, but then the bedroom (currently labeled “eetkamer”/dining room) becomes enormous.

The apartment would primarily be for one person, but I regularly host friends and relatives, so flexibility matters.

The fireplaces are bricked up but still have the original mantels. Ceilings are quite high and still have original (?) mouldings and medallions, so any new partition walls likely couldn’t fully meet the ceilings without compromising those details.

Curious how others would approach the layout and whether there are configurations I’m missing.
