Expert advice requested before listing my home soon! Please & thanks!

I am a retired/disabled woman and have a 12 year old home in Northern FL. I thought I would live the rest of my life here. Life has surprised me. My daughter and I have an accepted offer on a home (with a smaller home behind in one property). I will make the downpayment, closing and design changes. She will pay the mortgage/utilities. It works out well for both of us. It is in a neighborhood that we both love. The area is more urban in a gentrified area. My suburban home is in a desirable area. It is well-cared for with many built-in upgrades (lighting - indoor/outdoor; security system hard-wired; surround sound; gas fireplace; custom walk-in closet; gourmet kitchen; brand new HVAC, disposal, faucets & shower heads…). I keep a well-maintained home. But, there are a lot of homes on the market. And, I want to do whatever I can to get the best offer. Three random questions for the experts.

  1. This suburb is large with many amenities across some miles. Do you think an included golf cart (great condition; 4 years old) would be a helpful incentive? Or, should I just sell it on FB now? Won’t have any use for it in the city.
  2. I have no active termite bond. There is no sign of termite activity. But, so that I know before listing, other than a statement of no termite activity, is there anything else I need to do?
  3. Any incentive ideas you would suggest as motivators to buyers that I can do? I will have everything shiny clean, de-personalized and de-cluttered. But, if there is anything else I can do that won’t involve more cash out of my pockets?

Getting ready to make an offer on a home in Murray Hill on Ramona Blvd. It’s east of Cassat and close to many places we like to frequent. The home/surrounding homes are well-maintained. Obviously, it’s an old house. We are considering Southern Brothers or DMurray for a proper inspection of the home. Any advice or experience with these inspection companies? We are excited and love the vibe (as opposed to the burbs we are in). We are also nervous! Comments? Guidance??? Thanks, y’all!
