We're looking at a house that used to be a 1 bath. The sellers added an unpermitted second bathroom (sink, toilet, shower) without adding square footage.

What is the (1) most likely and (2) worst case scenario that could happen during the sale? Has insurance been denying coverage for homes with unpermitted plumbing work? Asking here because this might be an off-market purchase without a realtor.
