My friend did a verbal agreement for their sublease (all communication on text) and the person got to move in early but now they want to back out before their lease actually starts, meaning they’re gonna move out. She is asking to move out on May 1st (the day the lease starts). The sub tenant is asking if it’s all right that they e-transfer for the amount of days that they stayed, but the issue is that my friend is living five hours away and can’t afford to come back and look for new tenants, especially since the lease term has already started. It's a student area and summer tenants aren't really looking anymore. They didn't sign a sublease agreement but I told them to offer signing one now because the subtenant said she needed a proof of sublease for immigration reasons. Now that we offered, she still said she's just going to stay at a family friend's place instead and that she's sorry for the trouble she's caused. Is there anything we can do considering he's losing 4.4k for the 4 months (May 1-August 31) he's not staying there? There has to be something considering they have clear communication over text/email and that she moved in already.
