I'm looking at getting my first house and am setting up tours to view condos in Quebec City, specifically old quebec city. Is there anything I should do, sign, etc. before the tour? Any recommendations on things to check for specifically on the older homes?

I'm a dual CA/US citizen living in the US. I don't have a Canadian bank account and it seems difficult to get one without a residential address? I can easily drive up to a branch in Canada if needed to open an account, however.
What's the best way to transfer money to a Canadian account to avoid the fees and allow me to start looking at pre-approval for a mortgage? I'd be transferring about 50k USD/69k CAD.
Unfortunately a dear friend of mine has passed away. He had life insurance through his work, and his work filed the claim due to his passing at work. His family reached out to the insurance company and found out the claim was started by his work and they will be sending info to them.
However, I believe he set me at the beneficiary due to being estranged from his family and us being roommates for years. Will the insurance company reach out to me? Should I reach out to them even though the claim has already been filed?
