Hi, I signed a 1 year fixed lease from sept-2025 August 2026.

I have payed up rent up until April and also payed the last months rent but can’t really afford to pay the rest of the remaining rent (May-June-July). I already vacated the place in the end of April. I gave a notice to my landlord that I already left and won’t be paying any more rent but he did not agree to the early termination. LL has not said anything more as of yet. He did give me permission to find a subletter / new assignment.

I was hoping to find someone to sublet or takeover the lease and started advertising its since February but haven’t had any luck (I’ve had maybe 10 people actually view the place and were not interested).

I’ve even tried to offer a discount of paying half the rent (with the other half being covered by the subletter) and since I already payed August rent it would be free for that tenant but still no luck.

In hindsight I probably should’ve negotiated getting a 8 month lease for my unit.

Anyways what are the consequences / likelihood if I should face any? I assume he will pursue legal action with the ltb? I’ve read online it could affect my credit score as well?

Should I try to convince the landlord to sign an N11 form?
