What is the current situation with Holiday let rules in North Norfolk
I am in the process of purchasing a small cottage with a holiday let mortgage and plan to let out up to 10 months with 2 months personal use. As far as I can tell the property is not in an article 4 location and whilst most recently let out full time, it has been holiday let prior.
I am struggling to find clear information as to whether change of use planning permission is required. I have tried contacting the planning department but don’t get a straight answer, rather they direct me to booking a pre-app for £100.
I don’t really want to open a can of worms with planning right now unless it is really necessary. The lender are only interested in whether the property has restrictions on it which it doesn’t, so the planning point is irrelevant for them.
Part of me is tempted to proceed and if they enforce down the line deal with it then.
I plan to follow all the fire safety guidelines etc, looking to do it properly, but the whole planning aspect seems a bit of a grey area. I am aware I will be hit with double council tax until I can qualify for business rates.
If anyone can share recent or ongoing experiences I would appreciate it as no one seems to know what the deal is!
