- 3 BHK villa
- Private pool
- Well furnished / semi-premium interiors
- pet friendly
- Private outdoor space
- Suitable for 6–10 people

Expected pricing:
- ~₹15k weekday
- ~₹18–20k weekend

Trying to understand genuine demand before making an investment decision.

A few honest questions:

  1. Would you personally book something like this?

  2. At this price point, does it feel reasonable, expensive, or cheap?

  3. What would make you choose this over staying in Bangalore itself?

I’m a first-time buyer evaluating a villa project near the Hosur/Bangalore side, and I’m looking to hire an independent architect/consultant for a short engagement before I finalize.

I’m not looking for design work, but for a technical + commercial review of what the builder is offering.

- Help interpret whether the quoted price aligns with the spec level
- Suggest what to clarify or negotiate with the builder

I’m a first-time buyer and currently evaluating a villa project near the Hosur/Bangalore side. I don’t have much experience with construction costs, so trying to understand if the builder pricing is reasonable.

The builder has quoted me around ₹3,450/sqft for construction (excluding land and pool) for a ~2000 sqft villa.

I asked them for detailed specs, and this is what they’re offering:

Structure:
- RCC frame structure
- 6" concrete solid block masonry

Flooring:
- Vitrified tiles (2x2 / 2x4) for living & bedrooms
- Anti-skid tiles in bathrooms & utility
- Granite staircase

Doors & Windows:
- UPVC windows with clear glass + mosquito mesh
- Hardwood main door (teak finish)
- Flush doors for bedrooms

Bathrooms:
- Jaquar / Cera / Parryware fittings
- Wall tiles up to ceiling

Kitchen:
- Granite platform + standard sink

Electrical:
- Finolex / Havells wiring
- Anchor / GM switches
- Basic points for AC, TV, geyser

Plumbing:
- CPVC pipes (Astral / Ashirwad equivalent)

Other:
- Basic landscaping
- Internal roads / infra included

👉 Note:
- Private pool cost is separate (not included above)
- Interiors/furnishing also not included
