Almost messed up.
Contractor showed up for a job and I almost forgot check his COI, but when i did i saw it had expired 3 weeks prior.

I'm relatively new to managing properties professionally and I realize I don't have a real system for this, just an excel spreadsheet with expiry dates that i manually update but clearly that's not enough.

What are you using? Is there software for this or is it all manual?i imagine there HAS to be some kind of method or template that makes this at least a little easier.
