I’m considering signing a lease for a newly built 3-unit building in Brooklyn with a first-time landlord, and while walking by the property today I realized something that surprised me a bit.

It looks like there may only be one mailbox for the building and I also didn’t notice any buzzer system. At first I thought that seemed odd, especially in NYC where package delivery is such a big thing.

But then I started looking at other similar buildings on the same block and noticed a lot of them seem to have a pretty similar setup, minimal mailbox situation, no buzzer panel, etc. So now I’m wondering if this is just more common in smaller buildings than I realized.

For people who live in similar small multifamily buildings:
- How do packages typically work?
- Does not having an intercom/buzzer become annoying?
- Do delivery drivers usually just call/text?
- Have you had issues with missed deliveries or stolen packages?
- Would this be a red flag to you in a new build, or am I overthinking it?

Would love to hear other people’s experiences living in setups like this before I sign a lease.

I feel like the rent should be lowered for this alone. Currently at $2,200 for studio in crown heights
