Applying with bad credit

My husband and I are moving to the city in August. Our budget is 4500. We have good income (210k between us) but not good credit (sub 600 him, 682 me).

Would using a guarantor work? If so, do they have to make 80x the rent by themselves? We could use his mom, but she only makes 100k. Or can you use multiple guarantors if their income totals 80x the rent?

EDIT: I just thought of this, but we own a home in Austin, TX, and will be renting it out when we move. Will it help our case to show ownership of a house?

I'm moving with a partner to the city in late July/early August. Everything I've read says you need to have all the paperwork ready as soon as you apply for an apartment since things move so fast. What exactly do you need to have ready? I can provide paystubs, but the reason we are moving is I got a job in the city with a start date of September 1. The price range we're looking in reflects my new salary, not the salary I have now (which is 2/3 less than what I'll be making). Does my offer letter/contract suffice? What if one of us has good credit (750) but the other doesn't? (500s)? Will we need a guarantor?

Other relevant info:

Rent budget: $4k (give or take)

Household income with new job: 210k (currently 150k)
