I have just rented for a fixed term lease which is coming to an end soon. We have been asked to sign a new fixed term lease. If we were to sign a new fixed term lease - is the landlord able to increase the rent during the fixed term despite a contract being signed for x amount?

We initially signed a tenancy agreement for one year. Our year is close to ending and our landlord is asking us to sign a new contract for another year.
Firstly, do I need to sign a new contract as I thought the original contract just went to monthly.
Secondly in the new contract it has stated that Wifi is no longer included. Is the landlord able to change the terms if I don’t sign the new contract?
