SBI vs Union Bank of India for ₹50 Lakh Home Loan – Which one should I go with?

I’m planning to take a ₹50 Lakh home loan and am currently comparing SBI and Union Bank of India (UBI). Both have given me good offers with floating rates. Need your genuine opinions and experiences before I finalise.
Offer Details:
- Loan Amount: ₹50 Lakhs
- SBI: 7.50% floating + Processing fee ₹12,000–15,000
- Union Bank: 7.35% floating + Nil processing fee
Other charges (legal, insurance, stamp duty, etc.) are almost the same in both. I plan to make prepayments whenever possible.
Both are PSU banks, so I feel safe with either, but I’m confused because of the small rate difference and processing fee.
My Questions:
Considering the 0.15% rate advantage and zero processing fee in UBI, which one is actually better in the long run (especially with prepayments)?
How has your experience been with SBI vs Union Bank for home loans regarding:
- Loan processing speed and documentation
- Customer service and responsiveness
- Disbursement process
- Prepayment handling and charges
- Overall hassle or smoothness
- Any hidden charges or important clauses I should check in either bank?
- Any recent experiences (2025-2026) with these two banks?
