Just passed! I got lazy after graduating and regret it so much. Took it 2 years after graduating without studying and obviously failed.
It's been 4 years since graduating and I studied 20 days focused mainly on using the handbook and the FE Practice Exams on the NCEES website and YouTubing a few videos for refreshers and using AI to teach me as well!
Glad I still got it lol. If I can do it you can do it.

I am trying to get into STR in the Houston area (my first investment property as well) and the area I am in has a good market for Airbnbs but everytime I look into any property the HOA has a clause that says lease required for a minimum 6 months. I looked up the airbnbs' registered to the city of Houston and there's so many that are in the plazas/neighborhoods where the HOA has this clause! Is there something I am missing? I guess I am worried about starting one and then HOAs maybe crackdown on it? I want to do it but I don't want to mess up as this is my first time. Any insight would be appreciated.
