Chestnut in trouble??

I believe this might be a Chinese chestnut but not sure. I bought the house in 2021 and I noticed the tree bark had black spots but I know nothing of trees so I thought maybe the previous owner had dropped something on the bark, it wasn't until 2 years later that I saw that under the black part it was all mushy so, still not knowing anything about trees, I removed those black parts but not all, so the other side of the trunk still has some black. 2024 came and the tree got hit by a tornado, lost like half of the top. It has some dead branches and putting on new ones, but not sure if it will make it.

Is this the blight, will it make it?

If it is a death sentence, can I keep it for some more years and meanwhile plant another tree (not so close to the house) and let the new tree grow before I remove this sick one? It makes me sad, according to my neighbors, the tree is about 35 years old.
